ARC Approval Request

Please include your name, date, property address, lot #, work and home phone.

Describe the proposed changes or additions to your property. Include a copy of your property plat and indicate the exact location of proposed change or addition, distance to property lines from proposed change or addition, dimensions of backyard property, and relevant surrounding features. Also, this request must include a sketch with the following information: style, dimensions, and materials, color of the proposed change or additions, and the proposed construction time schedule. Should the committee require additional information your request will be deferred until the additional information is received?

Notes - Requests from an owner with delinquent assessment accounts will be denied on the basis of the account delinquency. Once the account is in a current status, the ARC will promptly review and act on the request.

The owner understands and agrees that no work in this request shall commence until written approval by the ARC is received.

Once approved, construction must be completed within the approved construction time and must be done in a way that does not unreasonably interfere with neighboring properties.

Applicant has responsibility for removal, in a timely manner, of any debris resulting from construction.

Construction must meet all zoning, building codes and laws for the City of Hillsboro. For further information regarding this call City Building Department 681-6145. Further, nothing herein contained shall be construed as a waiver or modification of any City code or law.

Where applicable, utility easements are to be marked before excavation is started. This service is provided free of charge by Oregon Utility Notification Center 246-6699. You need to call them 48 hours before you dig. Please note the utility companies do charge a fine if underground cables or conduits are severed.

Misrepresentation of the items in this request, either oral or written, may void the approval by the ARC.

Things which are considered by the ARC when reviewing a request, (*but not necessarily the only issues to be looked into) include the following:

  • Does it conform to the “CC&R” and “The Design Principles and Practices”?
  • What is the impact to neighbors? (i.e. noise, visual, grade, water run-off, site)
  • Has a site survey been done (committee member physically viewed the site)?
  • Have City ordinances/approvals/permits been applied for and or received?
  • Does the requested structure match the existing structure in paint/materials/ roof, etc?
  • Does the structure or landscape “fit in” with the surroundings?
  • What is the time frame in which the work will be completed?
