The Jackson School Homeowners Association is required under the CC&Rs to collect monthly assessments from each homeowner. These dues are collected uniformly. Dues of $40.00 per month are payable on the 1st of every month. Please send the corresponding coupon(s) with your check, and your lot number written on both your coupon and check. There is a monthly $5 rebilling charge for accounts over 40 days past due. There is a $20. returned check charge. Consistency requires that all homeowners pay regularly and equally. In the unfortunate event that a homeowner becomes severely delinquent, it becomes necessary for the Association to enforce the collection of these assessments. The Steps of Delinquency and Collections The following uniform set of rules should be unemotionally applied. 10 days: The account is considered past due, but no action is taken 40 days: The account is considered past due. A statement is sent. A $5.00 late fee is charged 70 days: The account is considered past due. A statement is sent. An additional $5.00 late fee is charged. 100 days: The account is considered past due. A statement is sent. An additional $5.00 late fee is charged. A notice is sent requesting immediate payment or a lien will be filed on the property. 130 days: The account is considered delinquent. At this point a lien is filed. The amount of the lien should include dues, late charges, and lien fees, as agreed upon by the board. Lein fees will reflect current charges. The full amount of dues including late and lien fees are required to release the lien.
